1. Our RERA registration

Liaison Card is operated by Madesh Vijay Kumar, a RERA registered real estate agent in Karnataka with registration number PRM/KA/RERA/1251/310/AG/260103/006684.

RERA registration means:

• We are legally recognised as a real estate channel partner authorised to facilitate property transactions in Karnataka
• We operate under the Real Estate (Regulation and Development) Act, 2016 and Karnataka RERA regulations
• Our registration details are verifiable on the RERA Karnataka portal
• We are obligated to operate with transparency, including full disclosure of commission arrangements
• Buyers transacting through a RERA registered agent have statutory protections under the Act

2. How Liaison Card earns revenue

Liaison Card earns revenue through two streams. Both are fully disclosed here.

Stream 1 — Card activation fee

Buyers pay a one-time card activation fee to access Liaison Card's full suite of services:

• Liaison Card (standard): ₹4,999 one-time
• Promotional pricing may be available through coupon codes announced on liaisoncard.com

This fee covers Liara's AI analysis, the Visit Preparation Guide, Liaison support at site visits, and one year of membership benefits. It is a service fee paid directly by the buyer — not a commission.

Stream 2 — Channel partner commission from builders

When a Liaison Card member purchases a property through a Liaison Card facilitated site visit, Liaison Card receives a channel partner commission from the builder. This commission is standard industry practice in Indian real estate and is paid by the builder — not by the buyer.

Commission rates vary by builder and project. A portion of the commission received on each transaction is returned to the buyer as the 0.2% cashback reward.

3. The 0.2% cashback reward — full disclosure

Liaison Card members who purchase a property through a Liaison Card facilitated site visit receive a cashback reward of 0.2% of their agreement value. The reward is returned after the 120-day refund window completes and in all cases within 120 days of the agreement date.

Where the reward comes from

The reward is funded entirely from the channel partner commission Liaison Card receives from the builder on that specific transaction. It is a portion of the commission that Liaison Card shares back with the buyer.

Reward conditions

All of the following conditions must be met for the reward to be paid:

• The buyer must be an active Liaison Card member at the time of the site visit
• The buyer's Liaison must register the buyer at the site office before the first visit to that project — this establishes Liaison Card as the referring channel partner
• A Liaison Card representative must be present throughout every site visit and at the time of agreement signing. Agreements signed without a Liaison present are not eligible for the reward regardless of prior registration
• The buyer must complete a property purchase agreement with an empanelled builder through the registered visit
• The empanelled builder must release channel partner commission to Liaison Card on the specific transaction
• The reward cannot be applied retrospectively to visits or signings that occurred before card activation or without a Liaison present

Builder commission and reward payment

The reward is contingent on the empanelled builder releasing channel partner commission to Liaison Card on the specific transaction. In the event a builder delays commission payment, Liaison Card will notify the buyer and the reward timeline will be adjusted accordingly. If a builder disputes the channel partner tagging or withholds commission through no fault of Liaison Card, the reward payment obligation is suspended until the dispute is resolved. Liaison Card will make reasonable efforts to recover the commission and will keep the buyer informed throughout.

4. What Liara's intelligence is and is not

What Liara's analysis is

• Directional intelligence based on publicly available market data and RERA records
• A tool to help buyers ask better questions and visit sites more prepared
• A comparative framework to evaluate which projects fit a buyer's specific situation
• A starting point for due diligence — not a substitute for it

What Liara's analysis is not

• Legal advice — Liara™ is not a lawyer and nothing it produces constitutes legal opinion
• Financial advice — EMI estimates and yield figures are indicative only
• A guarantee of investment returns — property values can fall as well as rise
• A substitute for independent verification on the RERA Karnataka portal and directly with builders
• A warranty on builder performance — past delivery track records do not guarantee future timelines

5. Empanelled builders

Liaison Card currently carries verified intelligence on projects from 11 empanelled builders: Sobha, Prestige, Brigade, Sattva, Casagrand, Purvankara, Provident, Godrej, Assetz, Birla, and Century Real Estate.

Empanelment means Liaison Card has an active channel partner relationship with these builders and can facilitate registered site visits to their projects. The cashback reward is available on purchases from empanelled builders only. Liaison Card may add or remove builders from the empanelled list at any time. Current empanelment status is confirmed when the Liaison arranges your site visit.

7. Grievances and disputes

• Step 2: If unresolved within 30 days, the parties agree to refer the matter to mediation before initiating formal proceedings.
• Step 3: If mediation fails, you may file a complaint with RERA Karnataka at rera.karnataka.gov.in or refer the dispute to arbitration under the Arbitration and Conciliation Act, 1996, with the seat in Bangalore, Karnataka.
